If I showed myself an apartment for rent, do I owe a 7.5% or a 15% broker fee?

Q:  If I showed myself an apartment for rent, and was not represented by my own broker and dealt directly with the broker who represents the owner of the building, do I owe a 7.5% fee or a 15% fee?

A:  Thank you for your question. The general rule is that unless it is otherwise negotiated, the listing agent’s fee is due and owed if that is how the listing was offered. Unless you are a licensed agent acting in a co-brokerage capacity, you cannot collect a commission or receive a reduction.  However, as always, be sure to have your attorney review all documents to ensure that you are properly protected and that the fees due are accurate.
